Abstract: The study was to develop the performance of facility management indicators for condominiums in Chiang Mai. The Delphi method is used in the study by interviewing nine experienced experts, who practicing in the field of facility management, and a group of residents in each condominium. The interview sessions will be held three times in total in order to obtain the indicators used, as a tool, to evaluate the priority of indicators and benchmarking the performance of facility management. The results of the survey show that there are 49 indicators that should be used to quantify the performance of facility management for all buildings. They can be divided into 7 essential groups; Design Performance (7 indicators), Cost Performance (10 indicators), Operating / Maintenance Performance (9 indicators), Administration Performance (7 indicators), Environmental Health & Safety Performance (6 indicators), Space Management Performance (3 indicators), and Customer Performance (7 indicators). Particularly, the experts have emphasized that the most important group of indicators used to measure the performance of facility management are; the availability of equipments, tools, fire protection and accessibility of the condominium central expenses budget information. In terms of residents' perspective, the priority indicator was given to the validity of the service. After all, in order to proceed the further development of the study topic, the author has done a deeper study of those 49 indicators and came out with the most 26 indicators that should be used as a benchmark based on experts' opinions divided into 5 major groups: Cost Performance (10 indicators), Operating / Maintenance Performance (5 indicators), Administration Performance (2 indicators), Environment Health & Safety Performance (2 indicators), and Customer Performance (7 indicators).
