Abstract: This study aimed to explore the feasibility of investing in a smart home project in San Sai District, Chiang Mai Province, focusing on four aspects: marketing, technical, management, and financial feasibility. Data was collected from a sample of 200 consumers interested in purchasing homes in Chiang Mai Province using questionnaires. Statistical analysis included frequency distribution, percentages, means, standard deviations, and content analysis of interviews with three property developers selected based on their experience, willingness to provide in-depth information, and minimum participation in three housing projects. The findings revealed that there is feasibility in terms of marketing, as consumers expressed interest in purchasing homes with a Tropical Modern design at a reasonable price. In terms of technical aspects, the project's location, size, and layout were suitable for the area. Regarding management, the project involved the selection of competent personnel and effective planning. Financially, the four-year project with an initial investment of 6,665,800 baht yielded a positive Net Present Value (NPV) of 915,212 baht and an Internal Rate of Return (IRR) of 15.0 %, investing in a smart home project in San Sai District, Chiang Mai Province, appears feasible.
