Abstract: This research is to study “A Feasibility Study on the Investment in Flea Market Project on Nimmanhaemin Road, Chiang Mai Province. The objective is to study the consumer behavior, the action plan and the problem happening in the future by using the questionnaire as a tool to gather the data from the group of 200 customers. The results of research show that the majority of customers, which have age between 19 – 24 years old and occupation as students in school and university, chooses to go to the flea market on Friday, and food and beverages are the most commonly purchased products. Furthermore, the research also shows that the customers pay attention to the product factors such as quality, price, variety and standard. Analyzing the both internal and external factors of the flea market project, there is the advantage of location, which is near Nimmana Haeminda Road and the education zone as school and university. Moreover, the project has allocated the space in the market by explicitly dividing the product zone and providing facilities for the customers such as tables, chairs, and toilets. In terms of financial analysis, 1,000,000 baht was invested by using all of owner’s capital. With the analysis and preparing financial statements, the project received the income 850,080 baht per month. However, Net present value (NPV) and internal rate of return (IRR) are negative, and the duration for payback is 4.9 years since there are high expenses in the action and the marketing. Thus, Kad Nat @ Prasert Land business does not be recommended for investing, but these data could be used for studying in the future.
