Abstract: Market surveys and feasibility studies in every type of business are necessary and inevitable. Especially in the real estate business which is a complex business that involves many related aspects; Politic, Economic, Social, Technological, Legal, and Environmental. Real estate is always known as a business that requires high resources investment and is quite competitive in a market. In addition, the market’s demands constantly change according to the current situation. Surveying the market demand and studying the feasibility of real estate projects before starting the project is essential and can lead entrepreneurs or decision-makers of the project to understand business dimensions more comprehensively. This research’s surveys focus on 50 Thai and 50 international who met the requirements as targeted customers as respondents. After collecting and analyzing data from surveys, this research aims to develop the guidelines for real estate projects as residential projects in Sankampang and Hang Dong districts in Chiang Mai. The results of the research can summarize the appropriate investment of the project. The needs of the new target group of customers and the results of the study can be used as a conceptual framework for resource management in all aspects. As the results of calculating the net present value of both projects were positive. On the other hand, the PESTLE analysis of 6 external factors and the questionnaire conclusions can lead the developer to understand more aspects of future real estate project guidelines.
