Abstract: | This independent study aimed to conduct a feasibility study on investment in a warehouse for rent in San Sai district, Chiang Mai province. The project's feasibility was analyzed in terms of five aspects: macro-environment, marketing, technical, management and finance. This study collected data from 30 entrepreneurs who tend to use warehouse rental services in Chiang Mai with questionnaires and in-depth interviews with five entrepreneurs of warehouse rental businesses in Chiang Mai. The results from the macro-environment analysis found that the government policy has accelerated the country's economy's recovery by stimulating agriculture and industry production. Including joining the Regional Economic Partnership Agreement causing the increase of export and import goods. Together with the economic factors that are expected to grow results in increasing demand for storage areas. This is an opportunity for those who want to invest in a warehouse rental business. Currently, construction technology and communication channels can reach customers conveniently and quickly, positively affecting the warehouse-for-rent business. The marketing analysis found that the target customers are entrepreneurs who want to rent private spaces for long-term storage. Products and services are the factors most influencing the decision of warehouse rental. Therefore, the project has been designed into two types: warehouse storage service and divided warehouse area for rent. The main service is receiving and storing goods. The average rental price in the first year is set at 133 baht per square meter per month. Since it is a new project, it promotes marketing through advertising and public relations to gain recognition and credibility. The technical analysis results found that the location of the warehouse for rent project has an area of 3.75 rai, located at Nong Han Subdistrict, San Sai District, Chiang Mai Province, on Chiang Mai-Phrao Road (Highway 1001). Because of the convenience for transportation, safe to travel and has a complete utility system. The designed warehouse for rent has a total building area of 2,700 square meters. The land costs concluding the cost of building construction is 22,493,000 baht. The investment in machinery and office equipment equals 1,459,860.00 baht and 181,480.00 baht, respectively. The management analysis found that the warehouse for-rent project was set up as a limited company with a total pre-operational expense of 131,200 bath. The organizational structure consists of managers, accounting staff, warehouse supervisor and maintenance workers. The cleaning job and security work will use all outsourced methods. The financial analysis found that the warehouse for rent project used a total investment of 24,365,540 baht. The source of funds consisted of owners' equity 71.27%, and the rest came from bank loans 28.73%, using a discount rate of 8.85%, given the operating life of 20 years. It was found that the project's net present value (NPV) was 10,075,669 baht, the internal rate of return (IRR) was 12.64%, and the project's payback period (PB) was approximately ten years. From this study, this project is feasible for investment. |
